Every property has specific management needs. After our initial property visit our teams will provide a full evaluation of your property and propose a management plan based on the specific goals for the subject property.
Tenant Communications
One of the most important aspects of your commercial property is the management of your tenants. Our team will communicate with tenants regarding building announcements, payment instructions and address specific tenant questions.
Vendor/Service Contracts
Various trades will be involved in the maintenance and repairs of your Commercial Property. Horn Properties will assist in the bidding process working with licensed and insured vendors: HVAC, Electrical, Plumbing, Life Safety, Elevator, etc. Service Agreements and Warranties will be maintained by our company based on your specific needs and will be readily available.
Property Reports
Monthly property reports will be provided in order to keep you informed on the status of building repairs, incidents, tenants and collections as requested by our clients. Reports will be tailored to meet clients requirements.
Market Property for Lease or Sale
Horn Properties is a Florida Licensed Real Estate Broker and is available to assist with the marketing, leasing and/or sale of your property. Property marketing will be conducted through online channels and our extensive network of real estate investors. In addition, our team will coordinate and conduct property tours as requested.
Manage Repairs & Preventative Maintenance
Buildings will have ongoing maintenance and repair needs that require immediate attention. Horn Properties will schedule & oversee a preventative maintenance plan. Members of our team will be available to address emergency repairs should they arise.

BPO
(Broker Price Opinion)
In residential real estate a BPO(Broker Price Opinion) or CMA (comparative market analysis) provides a snapshot of a property’s present market value during variable market conditions. Horn Properties will provide a BPO on the subject property to help arrive at a suggested list price.
Property Inspections
The initial evaluation of a residential property will include a physical property inspection in order to determine the current property condition. Inspections will include photos of property conditions and suggestions for repairs. Initial inspection will include information on occupancy status of property.
Occupancy Management
During the initial property inspection occupancy status will be verified. Vacant properties will be registered as required by the municipality or county. Occupied properties will be handled as directed by ownership. Remedies may include lease renewals under new terms & conditions, cash for keys or eviction proceedings.
Market Property for Sale

Manage Repairs & Maintenance
Maintaining the integrity of your property is an essential part of preserving value. Our team will make maintenance and repair recommendations and follow through on these items with trade experts. Preventative maintenance plans will be recommended and implemented based on client objectives.
Resolve Municipal Liens
During a lien search it may become evident that municipal liens exist on the subject property a few examples include: unresolved utility bills, code violations, special assessments, open or expired permits.. Our team will determine how to best resolve these issues, present remedies and rectify on behalf of ownership.
